Rules and Regulations

This complex is generally designated for Adults.  It is the private home of a professional individual. Because of the quality of its interior amenities, a maximum of (12) people may rent at one time, four of who may be under the age of 18.  However, there may be exceptions to this rule.

 

1.          Tony Penrose is the owner of the Rental property.

2.          Rental guests agree to compensate the Owner for any damages caused by them or their visitors, including but not limited to fines charged against the unit for rule violations.

3.          Rental guests agree to comply with all Rules, Regulations and By-laws of this agreement. Disruptive guests can and will be asked to vacate the premises.

4.          This rental is designated as NON SMOKING and ABSOLUTELY NO PETS: violation of this policy will result in COMPLETE FORFETURE OF DEPOSIT against the departing reservation-PERIOD.

5.          Occupancy and use of the premises and yard areas shall not be such as to DISTURB OR OFFEND other neighborhood residents.

6.          Guest agrees NOT to charge long distance call or use *69 or other telephone company amenities on the Owners phone.  Any additional phone costs will be charged against the security deposit.

         

7.          Tony Penrose will not be responsible for items lost, stolen or damaged.  Any items found in the unit after guests departure will be held by Tony Penrose for no more than 30 days.

8.          Guest understands that the reservation is for THOSE LISTED IN THE APPLICATION ONLY. Sub-leasing, HOUSE PARTIES and GUEST NOT LISTED ON THE AGREEMENT ARE FORBIDDEN.    

9.      722 North Shore Drive has NO SHOES OR DIRTY FEET in the house rule. Any stains or dirt on carpets will result in a carpet cleaning deduction from security deposit of at least $350.00. 

    

10.     Absolutely, positively, NO WET CLOTHING is allowed in the home at any time and ALL SAND MUST BE RINSED OFF BEFORE ENTERING HOME.

11.     The Private beach across the street as well as the swimming pool in the back yard is not supervised and DOES NOT HAVE LIFEGAURDS ON DUTY.  Guests using the beach do so at their own risk and are subject to the Rules, Regulations, and policies of the City of South Haven in which the beach is located. No alcohol is allowed on any public beach within the South Haven City Limits.

12.     Guest must supply own beach towels.  All linens and towels are furnished with rental for each bed and must not be used outside the house. SHOWER FLOORS ARE VERY SHALLOW! Do not stand on drain while showering! Bathrooms will flood easily & quickly! 

13.     This property has parking available for only FOUR vehicles.  Rental guests or their visitors vehicles can use street parking. The garage is not to be used for parking. ABSOLUTELY NO WINNEBAGOS.

14.     Guest agrees that Tony Penrose or his agents may enter the premises for the purposes of effecting repairs and/or necessary maintenance for the property.

15.     Guest agrees that Tony Penrose or his agents will not be held responsible or liable for any accidents that might happen in the home during the guests stay.

16.     THE GUEST AGREES THAT THE HOUSE WILL BE KEPT IN AN ORDERLY MANNER, ALL REFUSE WILL BE REMOVED TO PROPER CONTAINERS AND UNIT MUST BE CLOSE TO THE CONDITION IT WAS UPON YOUR ARRIVAL.TRASH PICKUP IS EARLY MONDAY MORNING at driveway curbside.

17.     Guest understands that CHECK IN TIME IS SAT FROM 3:00 TO 5:00 PM and CHECKOUT TIME IS THE FOLLOWING SATURDAY NO LATER THAN 9;00 AM.

18.     Under NO circumstances will there be a refund in event of early departure.

19.     PETS ARE NOT ALLOWED. FIREPIT MUST BE CLEANED OUT BEFORE YOUR DEPARTURE. GRILL MUST BE WIRE BRUSHED AFTER EACH USE. 

20.     Guest shall refrain from using any Personal Belongings NOT associated with a typical weekly rental, i.e.: the owners tools, gardening equipment, personal computer, and so on

21.        $250.00 WILL BE AUTOMATICALLY DEDUCTED FROM YOUR DEPOSIT FOR PURPOSES OF CLEANING THE HOME PROFESSIONALLY.

·        Jacuzzi is drained and unavailable (June-Aug)

·        No children under the age of 18 may enter the pool or jacuzzi without a responsible adult accompanying the child in the water. YOU MUST HAVE AT LEAST TWO RESPNSIBLE ADULTS SUPERVISING ANY ACTIVITY IN THE SWIMMING POOL.  NO DIVING, NO SCREAMING, NO HORSEPLAY & NO CONTACT WITH OTHER PEOPLE IN THE POOL. Swimming pool IS VERY SHALLOW. 

·        No Glass is permitted at the pool or Jacuzzi site.

·        The Jacuzzi must always be covered when not in use.

·        The temperature controls are not to be readjusted. (See owner for operation instructions and initial Temperature settings upon arrival.)
